Land at Hanbury Road, Bromsgrove
Welcome to this Public Consultation website, relating to the proposed development of up to 141 new, high-quality homes on land at Hanbury Road, Bromsgrove. The site extends to approximately 5.88 hectares and is located south of existing residential development along Redditch Road (A38) and Hanbury Road (B4091). The site wraps around TFM Farm and Country Superstore, which is accessed from Brickhouse Lane along the southern boundary of the site.
Background & Purpose
The purpose of this consultation is to keep local people informed and to gather feedback on the emerging design and layout of the proposed development.
All comments will be carefully considered and may result in changes to the proposals. Once the application is submitted, there will be a formal consultation conducted by Bromsgrove District Council where you will be able to make further comments if you wish.
The Government require local authorities to show that they have enough land available to build the homes needed over the next five years. At present, Bromsgrove can identify only 2.24 years of supply. Housing delivery has also fallen short over the past three years, with completions amounting to less than half of the required level. Taken together, this indicates a significant shortfall in both the current supply and recent delivery of new homes. Providing additional housing opportunities is therefore necessary to help the district meet its identified needs and support a more balanced and sustainable supply going forward.
In December 2024, national planning policy was updated to support increased housing delivery. The changes give councils more flexibility to consider parts of the Green Belt for development, but only where sites are in sustainable locations and meet strict criteria.
The developer, Countryside Properties, now wish to bring forward this development and welcome your views before submitting a full planning application.
The Proposed Development
The homes would be accessed by a new access to be created on Hanbury Road.
Countryside Properties have provided a Draft Layout Plan which can be seen below.
The proposal aims to deliver a mix of homes to accommodate all family sizes in a mix of tenure types and would include a variety of dwelling sizes (including 1, 2 & 3 bed homes). As the site is within the Green Belt, at least 50% of the new homes will be provided as affordable homes.
There will be areas of new landscaping which will complement the character of the area and provide a boost to local biodiversity through the creation of new habitats. Through the application, we intend to demonstrate how the development would lead to a ‘biodiversity net gain’ of 10%, through a range of planting.
The vision is to deliver a landscape-led, high quality development that follows the principles of good placemaking. The proposed development will provide areas of new landscaping at the front of the development on Hanbury Road, as well as the creation of public open space within the site.
We appreciate that there may be concerns regarding the impact that new development might have on the surrounding area and the demand for services. This is totally understandable.
New developments pay substantial sums of money towards upgrading and improving community services and facilities. This money is collected by the local council and secured by a legal document called a Section 106 Agreement. These payments can be towards education, public transport, libraries, sports facilities (indoor and outdoor), open space and open space maintenance, public highways and more. These measures are in place to ensure any effects of the development are properly mitigated.

Please note you will have a further opportunity to make comments on the application once it is submitted to the council.
