Land at Shaw Lane, Stoke Prior, Bromsgrove
Welcome to this Public Consultation website, relating to the proposed development of 50 new high-quality homes and public open space on land at Shaw Lane, Stoke Prior. The site is made up of two parcels of land on opposite sides of Shaw Lane and is located to the south of Stoke Prior. The combined area of the two parcels is 1.98 hectares.
Location plan

Residential properties are located on the northern boundary of both parcels with residential properties sitting to the south of the eastern parcel and Redhouse Barn to the south of the western parcel. The Worcester & Birmingham Canal runs adjacent to the eastern boundary of the eastern parcel and a railway line lies adjacent the western boundary of the western parcel. There is a Public Right of Way crossing the southern corner of the western parcel and another which runs along the northern boundary of the same parcel.
The purpose of this consultation is to keep local people informed and to gather feedback on the emerging design and layout of the proposed development. All comments will be carefully considered and may result in changes to the proposals. Once the application is submitted, there will be a formal consultation conducted by Bromsgrove District Council where you will be able to make further comments if you wish.
Background
The developer, Spitfire Homes, now wish to bring forward this development and welcome your views before submitting a full planning application.
The Proposed Development
Access into both parcels of development is proposed off Shaw Lane and Spitfire Homes have provided a Draft Layout Plan - which can be seen below.

The proposal aims to deliver a mix of homes to accommodate all family sizes in a mix of tenure types and would include a variety of dwelling sizes (including 1, 2, 3 & 4 bed homes)
There will be areas of new landscaping which will complement the character of the area and provide a boost to local biodiversity through the creation of new habitats. Through the application, we intend to demonstrate how the development would lead to a minimum ‘biodiversity net gain’ of 10% through a range of planting.
The vision is to deliver a landscape-led, high quality development that follows the principles of good placemaking. The proposed development will provide areas of new landscaping as well as the creation of public open space within both parcels. There will also be an attenuation basin within the western parcel and a play area sited within the proposed newly created habitat and ecology area sitting to the south of the eastern parcel.
We appreciate that there may be concerns regarding the impact that new development might have on the surrounding area and the demand for services. This is totally understandable.
New developments pay substantial sums of money towards upgrading and improving community services and facilities. This money is collected by the local council and secured by a legal document called a Section 106 Agreements. These payments can be towards education, public transport, libraries, sports facilities (indoor and outdoor), open space and open space maintenance, public highways and more. These measures are in place to ensure any effects of the development are properly mitigated and accounted for.
