Virtual Public Consultation
Land at Sphinx Drive, Coventry
Welcome to this Virtual Public Consultation, relating to the proposed development of new, high-quality homes on land at Sphinx Drive, Coventry. This consultation is being undertaken by RCA Regeneration Ltd, on behalf of Countryside Partnerships who are working in partnership with Platform Housing Group.
The purpose of this consultation is to keep local people informed and to gather your views and perspectives on the principle and quantum of development. All comments will be carefully considered and may result in changes to the proposals. Once the application is submitted, there will be further opportunities for you to comment on the proposals via the council’s website as part of the statutory consultation process.
Site Background
The site is approximately 6.34 hectares in area and is predominantly open grassland with mature trees lining the perimeter. The site is principally comprised of a former golf course, which closed in the year 2000.
The site wraps around the southern and western boundary of the existing sports club. It is adjoined by the established residential areas of Siddeley Avenue, Whitworth Avenue, Lowfield Road, Riverslea Road, The Boxhill and The Cornfield.
The site is situated within the administrative area of Coventry City Council and is not designated as Green Belt land.
There are no nearby designated heritage assets within the locality of the site.
There are no Public Rights of Way within the site or within close proximity to the site that would have an impact on any development coming forward.
The proposed site is located in a well-connected residential area of Coventry, with excellent public transport.
Proposals
The proposed layout represents the culmination of the design process to date, with the various elements of the scheme illustrated, taking into account the constraints and opportunities and subsequent design concept set out previously. The proposed development will blend well with the existing residential development to the north, south and west of the site. Proposed access is from Sphinx Drive with a second access from Siddeley Avenue.
The proposals will be for up to approximately 196 new homes, which would offer a mixture of different dwelling types and sizes.
Parking will also be provided for each dwelling in line with the Council’s parking standards and the new homes will also include secure cycle parking.
Purpose
This consultation is designed to keep you informed to seek your opinions on the principle and quantum of the development.
Therefore, the intention of this consultation is to ensure that the residential development proposed takes account of local perspectives, ensuring a higher quality development that best meets the needs of the area.
